Buyer Beware is a gripping, cleverly layered thriller that draws you into a web of secrets, shifting timelines and lives that collide in devastating ways.

At the centre of the story is Ellie, a woman in her early forties who arrives at 1 Delaney Row with almost nothing to her name. Carrying just one bag and a heavy burden of secrecy, she hopes the house will offer her a fresh start.

No past. 

No questions.

No one who knows who she really is.

But the house already holds secrets of its own.

Soon after moving in, Ellie begins to sense that something is not right. Break ins occur. Strange acts of vandalism follow. The unsettling feeling that she is being watched becomes impossible to ignore.

It becomes clear that someone knows far more about her than they should, and that her carefully built new life may already be under threat.

Alongside Ellie’s story, two other timelines slowly unfold.

We meet Erin first as an eighteen year old with a brilliant future ahead of her. Passionate about science and eventually becoming a virologist, her life appears full of possibility until she meets Jason at a party at Bruce College. 

What begins as love slowly becomes something far darker as Erin reshapes her ambitions and choices around his expectations.

Years later we meet Hannah. Independent, ambitious and creative, she runs a successful brand called Curated which sells candles, ceramics and stationery from her shop in one of the town’s most desirable areas. She enjoys the life she has built for herself and the freedom it offers. That changes when she too meets Jason.

As these three perspectives begin to intertwine, the truth behind the house at Delaney Row slowly emerges. Each chapter adds another piece to the puzzle as the connections between Ellie, Erin, Hannah and Jason become clearer.

The tension builds steadily throughout the book. The shifting timelines work brilliantly, allowing the reader to see how small choices and hidden secrets can ripple across years and shape multiple lives. The twists are cleverly placed and genuinely surprising.

What stood out most for me was the emotional depth within the story. Even the most damaged characters feel understandable because their choices are driven by the need to survive and reclaim control of their lives.

This book blends the atmosphere of a haunted house story with the intensity of a psychological thriller and the curiosity of a whodunnit. It keeps you questioning every character and every motive until the very end.

I adored everything about this book. I deeply connected with the characters and their struggles for freedom and independence. For me, this is one of Catherine Ryan Howard’s strongest books and an incredibly satisfying reading experience.
